Compared to many other mid-sized Canadian cities, yes — Kelowna carries a real cost-of-living premium, driven largely by housing. With average detached home prices in the seven-figure range, it sits well above the national average, and rents have climbed accordingly as the city has grown in popularity.
That said, “expensive” depends heavily on what you’re comparing it to. Coming from Vancouver or the Lower Mainland, Kelowna often looks like a relative bargain with a much better lifestyle trade-off — lake access, wineries, and a slower pace, for meaningfully less than Vancouver pricing. Coming from the Prairies or smaller BC towns, it’s a real step up in cost.
